What a Florida landlord policy should cover

Dwelling (DP-3)
Replacement cost on the structure for fire, wind, hail, falling objects, and more on an open-perils basis.
Landlord liability
Defends you if a tenant, guest, or contractor is injured on the property. Written with $500K-$1M limits as standard.
Loss of rent
Pays the rent you would have collected while the home is being repaired after a covered loss. 12 months standard.
Hurricane & wind
Separate wind deductible in Florida. Usually the largest claim a Florida landlord will ever file.
Vandalism & theft
Covers damage from break-ins and malicious damage to the structure between tenants.
Flood (separate)
